The position in general & special industrial

General and special industrial buildings often have significant process energy that the asset rating does not capture at all, which cuts both ways: operational improvements may not move the certificate, and the certificate may not reflect a genuinely efficient operation.

Industrial sites are the one private-sector category with a targeted funding route, through the Industrial Energy Transformation Fund.

This category accounts for 5.8% of all commercial certificates on the register. 2,806 properties are rated F or G – below the minimum that has applied to lettings since April 2023 – and 1,696 have an expired certificate that was rated F or G when issued.

The largest concentrations are in Somerset, Birmingham, Leeds, Wiltshire, North Yorkshire, County Durham.
