The position in assembly & leisure

Assembly and leisure covers a wide spread from gyms to theatres to nightclubs, with correspondingly varied loads. Pools and wet leisure are the extreme case and rate very poorly.

Where a building is genuinely unusual, an SBEM assessment may penalise it for features a dynamic simulation would credit properly.

This category accounts for 1.9% of all commercial certificates on the register. 723 properties are rated F or G – below the minimum that has applied to lettings since April 2023 – and 434 have an expired certificate that was rated F or G when issued.

The largest concentrations are in Birmingham, Leeds, North Yorkshire, Cornwall, Somerset, Westminster.
